The Carlisle Naples Sells for $148.75M as Naples Home Sales Jump 14.5%

Two stories converged this week to paint a picture of a Naples market with real momentum: a major senior living community sale in Collier County, and fresh July data showing home sales climbing while inventory keeps shrinking.

The headline sale: Irvine, California-based Healthpeak Properties Inc. paid $148.75 million for The Carlisle Naples, a 350-unit senior living community, as part of a larger $455 million, five-property portfolio deal, according to Business Observer.

What the July 2026 market data shows

Naples' residential market posted a notably strong July: 733 closed sales, up 14.5% year-over-year, with a median closed price of $590,000 (up 2.6%). Inventory fell 21% year-over-year to just 5.8 months of supply. Single-family homes led the gains, with a median of $745,000 (up 12.9%), while condos saw a median of $400,000 (down 4.8%), per NABOR's own July 2026 market report.

Naples market snapshot, July 2026: 733 closed sales (up 14.5% year-over-year), median closed price $590,000 (up 2.6%), inventory down 21% to 5.8 months of supply, and single-family median price up 12.9% to $745,000, according to NABOR.

By contrast, Bonita Springs and Estero look far quieter. Estero's median sale price sits around $510,000, up a modest 1.6% year-over-year on a rolling three-month basis, according to Redfin. Bonita Springs-specific figures varied more widely across sources checked this week, from roughly $507,000 to $589,000 depending on the month pulled, a spread wide enough that we'd rather flag the inconsistency than present a false-precision number.

Note: Redfin's separate "Naples" city-level median of roughly $1.3 million (down 10.4% year-over-year) reflects a different geographic boundary and property mix than NABOR's MLS-area figure above, and the two should not be treated as directly comparable.
