Moving to Naples, Florida: The Local Relocation Guide

An honest, on-the-ground look at neighborhoods, true costs, weather, and everything that comes with a move to Southwest Florida’s Gulf Coast.

Moving to Naples, Florida means trading winter for Gulf beaches, no state income tax, and one of the country’s best golf and boating lifestyles, balanced against higher insurance costs, hurricane season, and summer heat. This guide covers where to live, what it really costs, how the seasons work, and the first steps to take after you arrive.

For more than 18 years I have helped people relocate to Naples, Bonita Springs, Marco Island, and Estero from every corner of the country. The same questions come up in nearly every first conversation, so I put the answers in one place. Take this as the friend-with-experience version: the reasons people love it here, and the things worth knowing before you commit.

If you would rather have everything in a format you can save and share, the Naples & Bonita Springs Relocation Guide covers it all in one download.

The Draw

Why People Move to Naples

Reasons buyers relocate to Naples and Southwest Florida

Most of my relocation clients are drawn by two or three of these at once.

01

No State Income Tax

Florida does not tax personal income, which matters most for retirees drawing on savings and professionals bringing a remote paycheck from a high-tax state.

02

The Gulf Coast Itself

Soft-sand Gulf beaches, sunsets over the water, and roughly six months a year of near-perfect weather from late fall through spring.

03

Golf and Boating

Naples is known for its concentration of championship golf, and the canals, bays, and Ten Thousand Islands make it one of Florida’s best boating regions.

04

Strong Schools and Healthcare

Collier County Public Schools has been consistently A-rated, and the region has a deep bench of hospitals and specialists for a community of its size.

05

A Pace You Choose

Walkable downtown living, quiet gated golf communities, deep-water boating neighborhoods, or newer master-planned towns, all within a short drive.

06

A Growing Economy

Healthcare, medical device manufacturing led by Arthrex, and professional services have broadened the economy well beyond tourism.

Where to Live

Choosing Your Area: Naples, Bonita Springs, Marco Island, and Estero

Southwest Florida communities compared for relocating buyers

Each area has its own character, price range, and pace. Most relocation buyers end up choosing between two of them once they see how they actually live.

Also on many relocation shortlists: Fort Myers Beach, Sanibel, and Captiva for island living, plus Naples lifestyle searches for golf communities, waterfront and Gulf access homes, and 55+ communities.

The Real Numbers

The True Cost of Living in Naples

Taxes, insurance, and fees relocating buyers should budget for

Home prices are only part of the picture. These are the line items that most often surprise buyers coming from other states. For current prices by area, see the Naples and Bonita Springs market reports.

CostWhat to Know
State income taxNone. Florida does not tax personal income, often the single biggest savings for buyers from high-tax states.
Property taxesBased on assessed value and the combined millage for your location, which varies across Collier and Lee Counties. If the home becomes your permanent residence, the homestead exemption removes up to $50,000 of assessed value and the Save Our Homes cap limits annual assessment increases to 3% or inflation, whichever is lower.
Homeowners insuranceThe line item that surprises relocating buyers most. Budget roughly $4,000 to $15,000 or more per year depending on the home’s age, roof, windows, construction, elevation, and distance from the coast. Get quotes before you write an offer.
Flood insuranceDriven by flood zone and elevation. Lenders require it in high-risk zones, and many buyers carry it even when it is optional.
HOA, CDD, and club feesCommon in master-planned communities. Golf communities range from optional memberships to bundled or equity clubs with initiation fees, so compare the full annual cost, not just the HOA.
Condo dues and reservesFlorida’s post-Surfside condo laws require milestone inspections and fully funded structural reserves, which has raised dues in many older buildings. Review the reserve study before you buy.

None of these numbers should be a surprise on closing day. I build a full cost picture, including insurance quotes and club fees, with every relocation buyer before we start touring homes.

Climate

Weather, Hurricane Season, and Flood Zones

What to expect from Naples weather year-round

Season (roughly November through April) is why people move here: dry, sunny, and mild, with daytime highs that make outdoor life easy every day.

Summer (roughly June through September) is hot and humid, with brief afternoon thunderstorms most days. Many residents shift outdoor time to mornings and evenings, and part-time residents often travel.

Hurricane season runs June 1 through November 30. Hurricane Ian in 2022 showed that storm surge, not wind, causes the most damage along this coast, which makes a home’s elevation and flood zone as important as its distance from the water.

  • Check the flood zone and elevation certificate for every home you consider, using the FEMA Flood Map Service Center.
  • Newer homes built to current code, with impact windows and doors, are typically easier and less expensive to insure.
  • Know your evacuation zone and have a storm plan before your first season.

Season

Seasonal Living: Snowbirds, Traffic, and Quiet Summers

How Naples changes between peak season and summer

Naples has two rhythms. From roughly January through April, the population swells with seasonal residents and visitors: restaurants book up, US-41 and I-75 slow down, and the social calendar is full. From late spring through early fall, it is noticeably quieter, with easy reservations and open roads.

Many buyers start as part-time residents and later make Naples their permanent home. If you plan to claim Florida residency and the homestead exemption, it needs to be your permanent residence as of January 1 of the tax year, so timing your move and paperwork matters.

Essentials

Healthcare and Schools in Naples

Hospitals, school districts, and higher education in Southwest Florida

Healthcare

NCH Healthcare System operates hospitals in downtown and North Naples, Physicians Regional serves Naples with two hospitals, and Lee Health anchors care in Bonita Springs, Estero, and Fort Myers. Specialists can book out in season, so establish a primary care doctor early.

Public Schools

Collier County Public Schools (Naples and Marco Island) has earned consistent A district ratings, and Lee County Schools (Bonita Springs and Estero) has posted strong recent gains. Always confirm the specific school assignment for an address, not just the district.

Private Schools and College

The area has a strong slate of private and charter options, and Florida Gulf Coast University, between Estero and Fort Myers, adds higher education and research to the region.

Getting Around

Getting Around: RSW, I-75, and US-41

Airports, highways, and commute times in Southwest Florida

  • Southwest Florida International Airport (RSW) in Fort Myers is the main commercial airport, about 30 to 50 minutes from most Naples and Bonita Springs neighborhoods.
  • Naples Airport (APF) serves private and general aviation, a real draw for some buyers.
  • I-75 is the main north-south corridor, with US-41 (Tamiami Trail) running closer to the coast. Both slow down noticeably in season.
  • Plan on driving. There is no significant public transit, and most households keep two cars.
  • Drive your commute at rush hour in season before you buy, especially for island communities reached by a single bridge.

Honest Advice

What Newcomers Wish They Had Known

Common surprises when relocating to Naples, Florida

None of these are dealbreakers. Knowing them in advance simply saves money and frustration.

01

Get Insurance Quotes Before the Offer

Two similar homes can carry very different premiums based on roof age, windows, construction, and elevation. Quotes belong in your decision, not after it.

02

Elevation Matters as Much as Location

Distance from the water is only part of flood risk. Ask for the elevation certificate and check the flood zone on every home you consider.

03

Understand Club and HOA Structures

Bundled golf, optional memberships, equity clubs, and CDD fees all work differently. Compare the true annual cost of ownership, not just the list price.

04

Read the Condo Reserve Study

Florida’s milestone inspection and reserve rules have changed condo budgets. A building with funded reserves and a clean inspection is worth paying for.

05

Visit in Summer

If you have only seen Naples in February, spend a few days here in July or August before you commit. Most people adjust quickly, but it is worth knowing.

06

Do Not Miss March 1

The homestead exemption deadline does not move. Missing it can cost a full year of tax savings and delay the Save Our Homes cap.

Questions

Moving to Naples FAQ

Common questions from buyers relocating to Naples, Florida

Is Naples, Florida a good place to relocate to in 2026?

For many buyers, yes. Naples combines no state income tax, Gulf beaches, strong schools and healthcare, and a deep golf and boating lifestyle. The tradeoffs are higher insurance costs, hurricane season, and summer heat, so the right answer depends on your priorities and budget.

What is the cost of living in Naples, FL?

Housing is the largest cost and varies widely by area. Beyond the mortgage, budget for homeowners and flood insurance, property taxes, and HOA, CDD, or club fees. Florida has no state income tax, which offsets much of the difference for buyers from high-tax states.

Does Florida have a state income tax?

No. Florida does not tax personal income, which is one of the most common financial reasons people relocate to Naples.

How much is homeowners insurance in Naples?

It varies widely with the home’s age, roof, windows, construction, elevation, and distance from the coast. Many buyers budget roughly $4,000 to $15,000 or more per year. Get quotes before making an offer.

When is hurricane season in Naples, and how do I evaluate a home’s risk?

Atlantic hurricane season runs June 1 through November 30. Evaluate each home’s flood zone, elevation certificate, construction age, roof, and windows, since storm surge and flooding drive most of the risk along this coast.

What is the best time of year to move to Naples?

October and November are ideal: the weather is cooling, season has not started, and you have time to settle in before traffic peaks. Moving in summer works but means setting up in the heat and during hurricane season.

What is the difference between Naples and Bonita Springs?

Naples offers walkable Old Naples, established luxury neighborhoods, and the deepest selection of golf communities. Bonita Springs is generally a step below Naples pricing, with beachside neighborhoods and newer inland communities and easy access to both Naples and Fort Myers.

How do I get a Florida driver license and register my car?

New residents must get a Florida driver license within 30 days and title and register vehicles within 10 days of establishing residency, after buying Florida auto insurance. Licenses are issued in person through the county tax collector.

When do I file for the Florida homestead exemption?

File with your county property appraiser by March 1. You must own the home and live in it as your permanent residence on January 1 of that year. The exemption removes up to $50,000 of assessed value and starts the Save Our Homes cap.

Can I buy a Naples home without visiting in person?

Yes. Video tours, electronic signing, and remote online notarization make it possible to buy from out of state, though most buyers make at least one focused visit to see their finalists.

What do newcomers find hardest about living in Naples?

Most mention the summer heat and humidity, insurance costs, and seasonal traffic from January through April. Most also say the other eight months more than make up for it.
