Six New Condo Projects Are About to Remake Downtown Naples
Six projects near Fifth Avenue South will add 214 residences and a hotel to one of Naples' most walkable districts.
Downtown Naples is entering a new phase, with a concentrated wave of luxury condo development reshaping the streets around Fifth Avenue South, Davis Boulevard, and Third Street South.
According to Gulfshore Business, six buildings rising three to 15 stories within a 1-mile radius will collectively add 214 residences, a 126-room hotel, a 120-slip marina, retail, restaurants, and office space, positioning the corridor as a walkable alternative to Port Royal and The Moorings.
The Six Developments
Avra at Metropolitan Naples
The second phase of the three-phase Metropolitan Naples project (following the Ascent apartments, which opened last year), Avra was conceived by longtime Naples developers Jerry Starkey and Fred Pezeshkan on a 5.3-acre site formerly owned by Collier County as part of the Bayshore Gateway Triangle redevelopment. Amenities include a fifth-floor fitness center and yoga studio, a catering facility, a putting green, and a rooftop infinity pool. A third, unnamed tower on the site will add more condos plus 25,000 square feet of office space.
The Halcyon Residences & Marina
Built on 8 acres, this is the first U.S. luxury residential project from London-based Henley Investment Management. Amenities span 55,000 square feet: a clubhouse, wellness center, private cabanas, an indoor rock-climbing wall, a marina-level tiki hut, bocce, a speakeasy, and a sky deck with pickleball and padel courts. The private marina will offer 120 wet and dry slips, currently leased to the Freedom Boat Club at Brookside Marina.
The Ellington
Just outside Naples city limits, this project has remained on the drawing board since county commissioners rejected a $1.9 million incentive request.
Casa Avenue 31
The building will also house the Avenue 31 restaurant, with residences overlooking Fifth Avenue and a lake.
The Avenue Naples
Phase I, launched March 2025, offers 1,800-3,400-square-foot residences with Italian-crafted kitchens. Phase II, on the 1000 block, is planned around a European-inspired streetscape with boutique shops and fine dining. Building amenities include a 24/7 doorman, full-time concierge, and a rooftop pool.
Encore Naples Square
Commercial office space on-site is already leased to a single tenant. Amenities include a 100-foot lap pool, spa, fitness center, and social room, within walking distance of the Design District and the new Gulfshore Playhouse.
This building boom comes even as broader market data shows some cooling: Redfin reports Naples homes are taking longer to sell than a year ago, and a regional FGCU study covered by Gulfshore Business found Southwest Florida inventory and permitting activity easing off 2022 highs. That combination, new luxury supply arriving even as the broader market normalizes, is worth watching closely over the next year, since it could affect pricing and absorption for both new construction and existing downtown condos.
