Late-September Market Update: Bonita-Estero Inventory Drops 28% as Rates Cross 7%
A fresh monthly report for Bonita Springs-Estero, a Redfin pulse for Naples, and a 30-year mortgage rate that just moved above 7%.
In August 2026, the Bonita Springs-Estero median sale price was $522,500, up 6% from a year earlier, while homes for sale fell 28% and new listings fell 14%, according to the Coconut Coast Organization of REALTORS. The median home spent 84 days on market.

Naples: a directional pulse while NABOR's report is pending
The Naples Area Board of REALTORS® scheduled its August report for Sept. 18, but as of Sept. 24 its Market Statistics page still showed July 2026 as the latest release. In the meantime, Redfin's Naples data, which uses its own listing-based methodology rather than NABOR's MLS closed-sales data, offers a directional read.
Redfin data for August 2026 shows Naples homes sold for 92.8% of list price on average, up 1.9 points from a year earlier, and 24% of listings had a price drop, down 3.1 points. Redfin's figures use a different method than NABOR's official MLS closed-sales reports.
Mortgage rates
The average 30-year fixed mortgage rate was 7.03% as of Sept. 24, 2026, up from 6.95% the week before and 6.30% a year earlier, according to Freddie Mac's Primary Mortgage Market Survey.
What it adds up to
Bonita-Estero's price gain is happening alongside a sharp drop in available homes, which points to tighter supply rather than a surge in buyers. In Naples, sellers are landing a little closer to asking and fewer are cutting price. The open question for the fall is whether rates above 7% cool that momentum as season approaches.
